Why do you use backer rods instead of just filling the joint with sealant?

Filling a joint completely creates "three-sided adhesion," which forces the sealant to pull against the bottom of the joint as concrete shifts. This causes early tearing and material failure. We insert a closed-cell backer rod to control depth and establish proper two-sided adhesion—allowing the QXO sealant to stretch and compress naturally during Utah’s extreme thermal expansion cycles.

How do you prep existing failed caulking before applying new sealant?

New sealant will never bond properly to old, degraded material or dirty concrete. We fully cut out old failing joint compound, mechanically clean or grind the joint edges to expose fresh concrete matrix, and vacuum out all fine dust and debris. Only then do we install backer rod and apply our commercial-grade QXO elastomeric sealant.

Most of our commercial and residential sealants achieve a skin-over seal within 1 to 3 hours, protecting against light rain. Driveway control joints and commercial foot-traffic areas typically require 24 hours before vehicle or heavy equipment exposure. We provide explicit cure-time guidelines based on the exact temperature and humidity on your job day.
